Pre-Listing / Seller’s Inspection

Buyers expect you to be the expert on your existing property. Live up to this expectation by scheduling our Seller’s Inspection service. Re Inspection

Re-Inspections

Just like the saying “measure twice, cut once,” we always recommend getting a Re-Inspection before you close on your new home. By booking a Re-Inspection, you’ll find out if the seller repaired every agreed upon issue as promised. We’ll also make sure that nothing major has happened to the house since the initial inspection service. This is a good way to gain peace of mind before you put your final signature on the closing documents.

Radon Testing – COMING SOON!

Radon is one of the most serious threats people can face inside their home, but there’s no way to detect it without a test. The EPA has set the radon action level at 4pCi/L, although experts say homeowners should take action at 2 pCi/L or higher. Radon is currently the nation’s second top cause of lung cancer deaths, but it’s believed these deaths could be cut in half if every homeowner got a radon test and took action as needed.

Per the NYS Department of Health, all the counties in the Greater Buffalo Area are at risk of having elevated radon levels within residential properties. We believe it’s important to help buyers with this health concern. Get a radon test today and protect yourself and your family.

Tools of the Trade

We use three invaluable industry tools to give you the most accurate inspection report possible.

Moisture Meter

Moisture Meter

Points out areas where moisture gathers, which makes it easier to find mold and other moisture-related damages.

Carbon Monoxide Detector

Carbon Monoxide Detector

Much like radon, carbon monoxide is a potentially dangerous substance that can’t be smelled, tasted, or seen. We protect you by using a detector to look for elevated levels of carbon monoxide.

Combustible Gas Detector

Gas Leak Detector

Did you know that small gas leaks can easily occur in the home without being noticed? The source is typically a gas-powered unit such as a hot water heater. A gas leak detector can find existing leaks and help us identify the source.
